In short

• Kite is free to use, and you don't need an account to search.
• We show property ads that others posted. We aren't a broker, and we aren't part of any deal you make.
• Ads can be wrong or out of date. Check every detail with the advertiser before you pay anything.
• Our price estimates and market figures are estimates, not valuations or advice.
• Don't scrape Kite or copy its listing database. If you need data, use the API.

Who we are

Kite is a service operated by Founderproof, Inc., a Delaware corporation ("Kite", "we", "us"). Our address is 2810 N Church St STE 90880, Wilmington, DE 19802, USA, and our phone number is +1 839 222 5418.

What Kite is

Kite collects property ads for rent and sale that were posted publicly on other Saudi real-estate platforms, removes duplicates, and shows them in one place with a link to the original ad. It also shows market statistics, price estimates and development projects.

We don't own, manage, rent out or sell any property, and we are not a real-estate broker. We aren't a party to any agreement between you and an advertiser, landlord, seller or developer, and we don't handle any payment between you.

Listings come from others

Each ad is the advertiser's responsibility. We don't inspect properties or verify ads, and an ad may be inaccurate, incomplete, out of date, or no longer available. Prices are shown per year for rentals; the price as posted appears on the listing.

Before you pay a deposit or sign anything, see the property, confirm the details with the advertiser, and check that the ad carries a valid REGA advertising licence. Never transfer money to someone you haven't verified. If an ad looks wrong or fraudulent, report it with "Report listing".

Price estimates and market data

Fair-price labels, price comparisons, rent and value estimates, rental yields, neighbourhood statistics and the market index are calculated automatically, mostly from asking prices in ads. They are estimates, they can be wrong, and they change as the ads change. They are not a valuation, and they are not financial, investment or legal advice. For a decision that depends on value, use a TAQEEM-accredited valuer.

Figures from government data, such as registered rent contracts and Ministry of Justice deals, are used under the Saudi Open Data License v2.0, and each one names its source. You may quote and reproduce the figures on our market index pages with attribution and a link to Kite.

Your account

An account is optional. It lets you save listings and searches and receive alerts. You sign in with a one-time email link, Google or Apple. Keep access to your email and sign-in accounts secure; you're responsible for what happens in your Kite account. You must be 18 or older to create one.

You can delete your account at any time: on the website under Account → Delete account, or in the app under Profile → Delete account.

Emails and notifications

We send sign-in links when you ask for them, and the alerts you choose: new listings for a saved search, price drops, and, if you turn them on, a discovery digest and news from Kite. You can turn off each type in your alert settings, with the unsubscribe link in any alert or news email, or in iOS Settings for push notifications.

Using Kite fairly

You may use Kite for your own search for a home or property, and to share individual listings with others. You must not:

• Access Kite with bots, scrapers or other automated tools, or copy its listings, prices or statistics in bulk. The Kite API exists for automated access and has its own terms.
• Reproduce, sell or republish Kite's listing database or any substantial part of it, or use it to build a competing service.
• Use an advertiser's contact details for anything other than asking about their ad, including spam, marketing or harassment.
• Send false reports or removal requests, or impersonate someone else.
• Interfere with Kite, get around its limits or security, or probe it for vulnerabilities. If you find a security issue, tell us at [email protected].
• Use Kite in a way that breaks the law, including Saudi real-estate advertising rules and the Personal Data Protection Law.

Who owns what

Kite's website, app, design, software, and our selection, organisation and analysis of listings belong to us. Ads, photos and descriptions belong to the advertisers and platforms that published them. We give you a personal, non-exclusive right to use Kite under these terms, and nothing more. If you send us suggestions, we may use them freely.

Removal requests

If an ad shows your personal details, uses your photos or content without permission, or is otherwise unlawful, tap "Report listing" on it or email [email protected]. We aim to act within 3 business days. Our Privacy Policy explains how we handle requests about personal data.

Other services

Kite links to the platforms where ads were first published, and uses services from other companies, such as Google and Apple sign-in and map providers. Those services have their own terms and privacy policies, and we aren't responsible for them.

The iOS app

If you use the Kite app from Apple's App Store:

• These terms are between you and Kite, not Apple, and Kite alone is responsible for the app and its content.
• Apple has no obligation to provide maintenance or support for the app.
• If the app fails to meet a warranty that applies to it, you may notify Apple and Apple will refund the app's price, if any. Apple has no other warranty obligation for the app.
• Apple isn't responsible for any claim about the app, including product liability, legal or regulatory compliance, consumer protection, or third-party intellectual property claims.
• You confirm that you aren't located in a country subject to a US government embargo and aren't on a US government list of prohibited or restricted parties.
• Apple and its subsidiaries may enforce these terms against you as third-party beneficiaries.

API, developer platform and AI assistants

Use of the Kite API, the developer platform at platform.kite.sa, and the Kite connector for AI assistants is governed by the Kite API Terms of Use. Where those terms and these conflict about that use, the API Terms of Use apply.

No warranty

Kite is provided "as is" and "as available". To the extent the law allows, we make no promises that it will be accurate, complete, available or free of errors, and we disclaim all implied warranties.

Limits on our liability

To the extent the law allows, we aren't liable for indirect or consequential losses, for lost profits or data, for decisions you make based on information on Kite, or for anything that happens between you and an advertiser, landlord, seller or developer. Our total liability to you for any claim about Kite is limited to SAR 500. None of this limits liability that the law doesn't allow us to limit, or rights you have as a consumer that can't be waived.

Suspension and termination

You can stop using Kite at any time. We may suspend or close an account, or block access, if someone breaks these terms, puts Kite or its users at risk, or if the law requires it. We may change or discontinue any part of Kite.

Governing law and disputes

These terms are governed by the laws of the Kingdom of Saudi Arabia. You may bring a claim about Kite in the competent courts of Saudi Arabia, and nothing in these terms removes a protection that the law gives you and that can't be waived by contract. Before starting a formal dispute, please email [email protected] so we can try to resolve it.

Changes to these terms

We'll update this page when these terms change and revise the date at the top. If a change is significant, we'll tell you by email or in the app before it takes effect. If you keep using Kite after a change takes effect, the new terms apply.

General

These terms and our Privacy Policy are the whole agreement between you and Kite about the website and app. If part of these terms can't be enforced, the rest still applies. Not enforcing a term isn't a waiver of it. We may transfer these terms to a company that takes over Kite. These terms are published in Arabic and English; if the two differ, the Arabic text applies. Versions in other languages are automated translations provided for convenience only.
